Cancellation Agreement - My Commitment to You!
Most of you who are planning on selling your home have a big decision to make. After all, probably your home is your most valuabe asset and obviously, you want to make as much profit on the sale as possible and you would like your property to be sold as quickly as possible. That's the name of the game!
The big decision lies in deciding who your real estate agent will be. Why is this such a big decision? Assuming this is the first piece of property you have ever sold, you should realize that you will be signing a contract with an agent whom you are entrusting to be the sole representative for selling your home. When making that decision, here are some important factors to look for:
- He or she should have a sense of professionalism.
- Your agent should help you arrive at a fair selling price for your property. This is done by comparing your home with prices of similar properties which have sold in your area so that your asking price is competitive.
- This person should be knowledgeable and dedicated to the real estate profession.
- You should be comfortable working with this agent and feel that he or she will do their best for you.
- Your agent should be a full time real estate expert. I truly beleive that part time efforts can only create part time results.
The Exclusive Listing Agreement is theoretically beneficial to sellers. However, it is actually a protection for agents, as it commits you to a long-term exclusive agreement that allows only that agent to sell your property. If you are unhappy with the agent's performance, you cannot terminate the Agreement and must let it run its course while you are losing time as well as money.
Research shows that almost 75% of sellers were dissatisfied with the performance of the agent – regardless of whether or not the agent sold their property. Don't be one of those dissatisfied sellers! You do not have to take any risks when you sign up with me as your agent, as I will remove the risk factor from our business relationship.
I will give you a written Cancellation Guarantee which will allow you to fire me as your agent at any time prior to a contract to sell your property if you are not pleased with my professional performance. If I do not live up to the high level of service promised to you, you are free to cancel our Exclusive Agreement – without further obligation – and there will be no penalties.
