In addition to this, you have to consider homeowner's insurance, costs to maintain the home, any homeowner's fees (condo fees), utilities and other things that add up throughout the month and year.
So, how should you navigate through the process of purchasing a home? According to financial expert Mary Stergiadis, you have to first think about shelter costs (i.e., interest, tax, fees). After that, you have to divide monthly expenses by your total income. Never spend more than 35% of your total gross income on housing, she warns. The next step will be to get pre-approval for a mortgage, but make sure you don't expect to pay the maximum that you're able to qualify for. From here, you will be able to find a home that you truly can afford, with all things considered.
