Sage Hill Real Estate Information

Developed as recently as 2008, nothing in this community has been touched by time. It’s still as gorgeous as the year it was built, with well-maintained homes that have modern yet timeless designs both inside and outside.

Located in north Calgary with 144 Ave NW to the north, Symons Valley Pkwy NW to the south, Shaganappi Trail NW to the south, and the community of Evanston to the east lies the neighbourhood of Sage Hill.

Designed to be rural as well as suburban, the community has drawn in residents with its excellent location, amenities, and recreation opportunities. In fact, as of 2014, the population had already grown to 3,900 residents who were living in nearly 1,400 dwellings. This was an increase of over 50% from the previous year, with the community having been established only recently.

When it comes to real estate in Sage Hill, there's plenty of variety for home buyers to choose from. However, it's important to keep in mind that the neighbourhood is still under construction. This means that most buyers here will enjoy either brand new homes or those that they can design from the ground-up.

With some of the best construction groups in Calgary helping to design and build these, buyers will have details and amenities that make all the difference in homes. This includes hot tubs, large outdoor decks, gourmet kitchens, double sinks, and so much more.

The prices do vary based on the size and style of home, with most being listed for $400,000 - $500,000. Most of these are single-family homes, although anyone looking for a deal can find lower prices in townhomes and condos in the area.

The biggest advantage of living in Sage Hill before it's 100% completed is the fact that there is so much to come. This means homeowners who live there now have the opportunity to see how this community continues to grow and thrive.

Sage Hill Amenities and Highlights

Fortunately, the neighbouring communities have much to offer in terms of amenities as well, so residents are never far from what they need.

Some of the best places to find retail shopping and restaurants include the Beach Hill Shopping Centre in Sherwood or the Creekside Shopping Centre in Evanston. The Market at Symons Valley Ranch is another excellent resource that's immediately north of the community on Symons Valley Rd NW.

Schools that are designated for Sage Hill include Cambrian Heights, Georges P. Vanier School, James Fowler, St. Bede, St. Margaret, Notre Dame, Calgary Waldorf School, and Webber Academy.

When it comes to hospitals and healthcare, Alberta Children's Hospital and Foothills Medical Centre are roughly 20 minutes to the south. However, Symons Valley First Care is also in close proximity and is located on Hidden Creek Drive NW.

For residents who need health care for their animals, there are many veterinary clinics just minutes away. This includes Edgemont Veterinary Clinic, Centre Street Veterinary Clinic, and Crowfoot Veterinary Clinic.

Sage Hills Recreation

The beautiful views of the mountains in the background aren't the only touch of nature in Sage Hill. Residents are surrounded by natural beauty in the parks and meadows that make up much of the area. In addition to this, there is a large nature preserve within the neighbourhood as well as playgrounds and walking paths specifically for pedestrians.

Outside of this are several recreation centres in close proximity, including Crowfoot YMCA on John Laurie Blvd NW, Cardel Place on Country Village Link NE, and Village Square Leisure Centre on 56 Street NE.

The massive Nose Hill Park is another treasure nearby, being roughly 15 minutes to the south.
