For investors who are considering buying here, it's important to know that Edgemont is split into subdivisions, which include: Edgemont Estates, Edgedale, Edgeridge, Edgebrook, Edgevalley, Edgepark, and Edenwold. With homes in each of these areas varying, all types of buyers are able to find properties that they like, whether old or new. Due to this diversity, growth has continued steadily over the years, with Edgemont reaching a population of nearly 16,052 in 2014.

Home prices in Edgemont do vary considerably, making it possible for buyers with all budgets to find properties they can afford. Condos in particular start at around $200,000 but can go for as high as $1 million and more.

Fortunately, residents of Edgemont aren't required to travel far for errands or shopping, as the community itself has many businesses within it. This includes a coffee shop, bakery, gym, clothing store, fine dining, fast food, grocery stores, ice cream shops, and much more.

Also in the area are a number of high-quality schools, including Edgemont Elementary, Tom Baines Junior High, and Mother Mary Green Elementary. There are additional public and private schools in close proximity and the University of Calgary is less than 15 minutes away.

Health care is never far from those who live in Edgemont, with many healthcare offices being in close proximity. Foothills Medical Centre is also nearby, being roughly 10 km to the southwest next to Alberta Children's Hospital. There's a retirement centre on Edenwold Dr. NW and many churches around the neighbourhood as well.


Edgemont Recreation

Due to the fact that the east side of Edgemont borders much of Nose Hill Park, residents here don't have to travel far for ample outdoor space. As one of the second largest parks in Canada, this features pathways for exercise, biking trails, a dog area, and gorgeous scenery.

Much of Edgemont itself is green as well, especially near the south side of the community where John Laurie Park is located. Within these spaces, residents will find skating rinks, pathways, and playgrounds for children. Edgemont Park specifically has tennis courts and open fields equipped with benches for relaxation.

The community association further enhances the lives of those who live here, as it regularly hosts events and activities such as dance lessons, Girl Scouts, Boy Scouts, and soccer games.
