Chaparral Real Estate Information

Located in the Southeast quadrant of Calgary, Alberta is the charming residential neighbourhood of Chaparral. Bordered by the beautiful Bow River to the east and convenient Macleod Trail to the west, it’s the perfect location for those who want to be near downtown while still living a suburban lifestyle.

The neighbourhood of Chaparral was established in 1995. The community was developed with attention to natural detail and elegance in mind. This is evident when driving through the streets that are adorned with upscale homes that have been tastefully designed with sophisticated features.

The most breathtaking part of Chaparral, which was named for the Mediterranean climate biome, is the artificial lake located in the centre of the neighbourhood. A majestic 32-acres, this man-made lake, has two sparkling waterfalls as well as a 21-acre lush park where residents can enjoy spending afternoons and evenings. All of these features combined have made this community into one that is highly sought after by home buyers and well-loved by residents.

The original part of Chaparral is wedged between Macleod Trail and Chaparral Boulevard, this is where Chaparral Lake is located and all of the residents in this boundary have access to the lake. Homeowners residing in this part of the community are obligated to contribute a community fee or otherwise known an HOA fee. The prices can vary depending on the style of homes, but for the most part, they are between $250 - $350 per year.

The middle section of Chaparral is known as Chaparral Ridge. This section of the community is established to the east of Chaparral Boulevard. The area includes several townhouses, apartment style condominiums and single-family dwellings. Some of the homes located here overlook the Bow River Valley with magnificent views towards the East. It’s important to highlight that residents living here do not have lake access and neither do they have to pay an HOA fee.

The newest part of Chaparral is called Chaparral Valley. As the name suggests, it is located in the river valley with easy access to Fish Creek Provincial Park and to the Bow River. Homes have been constructed here between 2008 and 2013.

Is Chaparral Valley in the flood zone? This is a common question that is asked all the time by homebuyers. The City of Calgary has declared some parts of the community as a flood fringe zone. But the good news is that none of the houses in Chaparral Valley were affected during the Great Flood of 2013. This includes a large community centre that regularly hosts events for those who live in the area. It even hosts educational activities for kids that families in the area love taking part in.

Chaparral is also unique in the fact that it has made neighbour relationships a priority. To help residents get to know one another, there are walking clubs, yoga classes, and sports games hosted every week and throughout the year.


Chaparral Amenities & Activities

Located just below the Marquis de Lorne Trail or recently renamed to Stoney Trail, Chaparral is situated close to shopping centres as well as malls. It’s also near grocery stores at the southwest corner of the community, offering added convenience for families who don’t want to spend a long time on the road.

Fine dining, as well as family-friendly restaurants, are also located close by in the Shawnessy Shopping Centre within a five-minute drive, making it easy to spend a night out without having to worry about cooking. Residents will find that Chaparral is conveniently located next to Macleod Trail and Shawnessy, both of which are nearby the Southcentre Mall and many retail shops, including big box stores that are under development.

However, for those who do wish to drive, they can enjoy using Macleod Trail and Stoney Trail to easily travel to where they need to go.
