Southeast Calgary Real Estate Information
Southeast Calgary is made up of 14 individual communities, and it can be found on the eastern shores of the Bow River. It spreads all the way to Stoney Trail when heading east. Previously the Southeast quadrant of Calgary began at Memorial Drive on the northern edge of the area.
However, due to recent changes by the Calgary Real Estate Board, the newest most northern border begins at Glenmore Trail with the only exception of the community Ogden which penetrates just north of the dividing road. On the south side of the city, the neighbourhoods of Cranston, Seton and Mahogany makes up the city’s boundary in SE Calgary.
Real Estate Developments in Southeast Calgary
The far Southeast of Calgary is famous for some of its award-winning designs and quality of craftsmanship that builders and developers have to offer for first-time home buyers, to luxury real estate owners and anyone in between.
This part of Calgary naturally seems to be growing towards the south with plenty of room to expand all the way until new developments would reach the Bow River in the coming decade. There are still plenty of farmlands on the Southeastern edge of Calgary averrable to be annexed to the city in the future.
At this point in time, city officials are working on encouraging developers to start considering projects within existing city limits to build more condominiums rather than expand the city borders by creating new suburb communities.
The community of Seton is Calgary’s newest community that is expected to have over 120,000 residents living there by 2030. It is going to be equivalent to Alberta’s 3rd largest city.
The Seton district is planned to become the new urban area that is envisioned being the new hub of Calgary outside the downtown core. Once the urban community is developed, the area is going to cover over 2.5 million square feet of commercial development including a recreation centre, public library, office and retail space and the future Southeast leg of the LRT.
City of Calgary officials is banking on the promises of the Federal Government that they will contribute nearly $1.6 billion for the construction of the city’s long-awaited LRT Green Light heading all the way from North Pointe down to the community of Seton. The line will be about 50 kilometres long with 27 stations along its route.
Currently, they are working on figuring out how to acquire the required land for the construction where the appropriation alone could cost as much as $100 million. Further studies and reports are still needed to finalize the planning portion of the project, and an exact finish date is not yet announced by anyone at this point.
This 900-acre master-planned community will eventually have 6,000 Auburn Bay homes encircling a 43-acre freshwater lake. Cottage-country architecture complete with charming window boxes, shutters, and decorative gable ends, will be reflected in the Auburn Bay home styles.
There will be something for everyone in this green community. Auburn Bay Calgary real estate will be released in phases with choices that include starter homes, move-up, and estate homes by a variety of favourite builders.
Most New Brighton properties were built in or after 2003, giving buyers a nice selection of newer real estate. The designers have chosen a quaint old English architecture theme which is carried throughout the entire community.
Watch for subtle details such as arched entryways, window boxes, carriage-style garage doors and ornamental handles and hinges. New Brighton real estate includes both single family and multi-family homes.

The entire part of Southeast Calgary is relatively new as the first homes were not built until the early 1990s in the community of Douglasdale. Within a decade, after the year 2000 is when the city started to experience a rapid boom of new homes being constructed in the direction of the south.
Approximately 71 percent of the entire real estate is made up of single-family homes and another 7 percent consists of duplexes. The remaining properties are townhouse (14%) and condominium (8%) style of homes.
In the 1990s Calgary had started to witness a change in the style of homes that buyers had requested to build. Once a property is listed on the MLS System for sale, it has taken an average of 49 days to sell. An average sale to list ratio for Southeast Calgary was measured at 97.35 percent or on average buyers had negotiated $15,871 off the advertised asking price.
Newly listed of homes SE Calgary are in high demand, and while it may take a couple of extra days to sell real estate in this part of Calgary, home prices are 5.3 percent higher than real estate in South Calgary. An explanation for this could be that South Calgary has a higher amount of condominiums mixed into its housing inventory and Southeast Calgary contains a much higher amount of newer construction homes for sale.
In the first quarter of 2016, there was a total of 315 single-family homes sold in the area of Southeast Calgary for an average price of $509,330 while in South Calgary, CREB had recorded a total of 396 detached homes were being sold at an average price of $510,138.
There was only a total of 31 apartment style condominiums sold in the first three months of 2016 in Southeast Calgary at an average price of $272,264 of an average size of 904 square feet. While in South Calgary, the average condominium was sold for $244,959 of an average size of 894 sq.ft.
A total of 35 townhouses sold in Southeast Calgary in the first 90 days of 2016. Averaging at a sale price of $322,268 for an averaged sized unit of 1,206 sq.ft. While in South Calgary, Calgary’s Real Estate Board had reported a total of 55 sold townhouses for an average price of 275,392 of an average of 1,119 square feet unit.
Highlights of Southeast Calgary
Offering splendid views, access to public transportation, and moderately priced homes, Southeast Calgary has grown into a desired part of the city.
