Discovery Ridge Real Estate Information

Discovery Ridge was planned to be a gated community, this idea never came to fruition. Instead, this neighbourhood became one that could be accessed by the public and is now known as Discovery Ridge due to its location next to the mountains.

With it's unique location that's bordered by Glenmore Trail to the north, the Tsuu T'ina First Nation Reserve to the south, 69th Street W to the east, and Rocky View County/City Limits to the west, Discovery Ridge is the ideal neighbourhood for everyone looking for real estate in West Calgary who want to be away from the hustle and bustle of the city.

The real estate here is relatively new, as the dwellings were developed after the establishment of the community in the 90's. This means there are homes for sale in Discover Ridge of both new and well-maintained single-family dwellings, condos, apartments, and townhouses to choose from.

While Discovery Ridge has real estate options for all budgets, it's rapidly becoming known for its selection of luxury real estate. Often times these custom built homes have panoramic views of the Foothills and the Rocky Mountains along with large lot sizes that accommodate maximum privacy.

The influx of these types of properties has driven up the average price of homes here to over $1,000,000. The population has also grown at a steady rate, with 4,460 people living in the nearly 1,650 dwellings that are situated within the community.

Buyers who are looking to invest in a property to live in will find a variety of stunning options in Discovery Ridge. However, because real estate here is so desirable, it does sell quickly. As a result, it’s important for buyers to act fast if they find a property that they love. This is also a neighbourhood where none of the housing is used for rent, so it's homeowner occupied with friendly residents.

Discovery Ridge Amenities and Highlights

Outside of the non-stop mountain views that residents of Discovery Ridge enjoy every day are a variety of unexpected amenities. This begins with the Sierra Square strip mall that’s adjacent to the community.

Located just off of the entrance to Richmond Hill (which is northeast of Discovery Ridge), this mall has restaurants, clothing stores, toy shops, fast food restaurants, and more. It's also situated right next to the Westhills Shopping Centre, Signal Hill Shopping Centre, Signal Hill Library, and Cineplex Odeon for even more variety.

With so many amenities being less than a 10-minute trip away, those who live in Discovery Ridge are never far from the retail stores they need to visit for casual shopping or running errands.

Although many residents of this neighbourhood drive, public transportation is a viable option with several bus stops being located in the community. This can take individuals to nearby communities as well as the downtown area, which is 16.6 km away.

For families in Discovery Ridge that need educational services, there are many schools nearby. This includes Menno Simons Christian School on Elkton Dr. SW and Rundle College Jr. Sr. High/Ernest Manning High in Springbank Hill.

There are also several private and public schools situated just east of Sarcee Trail SW. When it comes to health care, the Rockyview General Hospital is the closest option, being 12.7 km to the east. For animal care, there are several veterinary clinics in close proximity as well, including the Aspen Animal Hospital to the north in the community of Aspen Woods.

Discovery Ridge Recreation and Amenities

Griffith Woods Park, which is located towards the middle of the community, is one of the greatest recreational treasures. It's 93 hectares and features wetlands, a pond, soccer fields, a basketball court, playground, benches, and paved/gravel/dirt pathways.

Created in 2000, there are several entrances residents throughout the area can use to visit this beautiful park. All throughout the community are many more pathways that residents can be used for biking, walking, running, horseback riding, and visiting neighbours.

With the mountains so close by, it's easy to see why those who live in Discovery Ridge often drive to them to hike or enjoy all that this natural space has to offer. Another great place to visit nearby is the Weaselhead Natural area which is located southeast of the community next to the Elbow River.

Looking the opposite way to the west residents who love to golf will be delighted to find the Elbow Springs Golf Club. This is located just south of the Pinebrook Golf and Country Club, giving golf enthusiasts, even more, options for where they can play around.

Within the neighbourhood, itself is the beautiful Sierra Morena Boulevard, which features basketball courts, volleyball courts, soccer fields, ball diamonds, a park, and the community centre. A driving range is located just behind it and soon a school will be situated in the area as well.
