Spruce Cliff Real Estate Information

One of the biggest draws to Spruce Cliff was (and remains) the beautiful views the community has of the Bow River Valley and downtown area, which are both thanks to its elevated height.

Over time this has remained an incredibly popular place for residents in the city to live, with the population growing to 4,488 in 2014. A 7.3% increase from the previous year, it's clear to see that this community is still growing today. As of 2014, there were 2,209 dwellings, with more than half being condominiums and apartments.

The rest of the properties consist of older single-family homes and newly built townhouses. However, many of the older properties have been renovated, with some having been turned into multi-family dwellings by homeowners as well.

With so such a vast range of properties to choose from, this community has something to offer all budgets. And with many of the properties being used for renting as well, it's a great place for investors to buy their first investment homes. This is a community where residents have a high quality of life, lots of recreation opportunities, and endless amenities for easy everyday living.


Spruce Cliff Amenities and Highlights

There are many amenities both in and near Spruce Cliff for residents to enjoy. This includes a small shopping centre with six or seven stores that are in the neighbourhood itself. These shops range from charming cafés to vintage shops where visitors never know what types of goodies they’ll find.

Also situated throughout the community are pubs, fast food restaurants, clothing stores, and a local bank. Residents here are also close to the Westbrook Mall and shopping area, which is situated just below the southern border of the neighbourhood. This has a spa, restaurants, dinner theatre, grocery store, and many retail stores within the mall itself.

Another gem within the community is the Wildflower Arts Centre. This offers residents of the community, from adults to children, a space for painting, drawing, pottery, and more. There are classes hosted all throughout the week as well as spaces for residents to rent out for parties. When it comes to education, Spruce Cliff is served by Spruce Cliff Elementary, although there are many additional options in nearby communities.

For those looking for religious services, Saint Demetrios Greek Orthodox is situated in the middle of the community.

Within Spruce Cliff are many health care options, including Shaganappi Community Health Centre and Cedars Villa Extendicare, both of which are located at 8 Ave SW. For hospital services, the Foothills Medical Centre is located 6.8 km to the north. This is situated right next to Alberta's Children's Hospital, McMahon Stadium, and the University of Calgary.

Anyone who loves to hang out in downtown, the pathway can take them there by foot or the West LRT has a stop right in the community. However, for those who wish to drive, the neighbourhood is close to some of the best major roadways in the city.


Spruce Cliff Recreation

Although the views from this elevated community can't be beaten, the recreation itself is unforgettable as well. Right on the doorstep of the community is the beautiful Quarry Trail and Douglas Fir Trail, both of which are hiking paths suitable for use all throughout the year.

The Shaganappi Golf Course is also located immediately east of Spruce Cliff with ample space for a round of golf in the summer or cross-country skiing in the winter. The northern part of the community pure green space, with the Bow River Pathway bordering the Bow River to the north. Following this to the east leads to even more park space in the community of Shaganappi.

Within Spruce Cliff, there are several community parks and open fields that have soccer goals, basketball courts, and playground equipment. For those who want to skate indoors when the weather is too cold, Optimist Park is nearby on Sarcee Trail.

For swimming indoors, there's a pool located minutes away on 29th St and 17th Ave. With so many recreational treasures in the immediate area, it's easy to see why this is an active outdoor community.
