Southeast Calgary Real Estate Information



Southeast Calgary is made up of 14 individual communities, and it can be found on the eastern shores of the Bow River. It spreads all the way to Stoney Trail when heading east. Previously the Southeast quadrant of Calgary began at Memorial Drive on the northern edge of the area.

However, due to recent changes by the Calgary Real Estate Board, the newest most northern border begins at Glenmore Trail with the only exception of the community Ogden which penetrates just north of the dividing road. On the south side of the city, the neighbourhoods of Cranston, Seton and Mahogany makes up the city’s boundary in SE Calgary.


Real Estate Developments in Southeast Calgary

The far Southeast of Calgary is famous for some of its award-winning designs and quality of craftsmanship that builders and developers have to offer for first-time home buyers, to luxury real estate owners and anyone in between.

This part of Calgary naturally seems to be growing towards the south with plenty of room to expand all the way until new developments would reach the Bow River in the coming decade. There are still plenty of farmlands on the Southeastern edge of Calgary averrable to be annexed to the city in the future.

At this point in time, city officials are working on encouraging developers to start considering projects within existing city limits to build more condominiums rather than expand the city borders by creating new suburb communities.

The community of Seton is Calgary’s newest community that is expected to have over 120,000 residents living there by 2030. It is going to be equivalent to Alberta’s 3rd largest city.

The Seton district is planned to become the new urban area that is envisioned being the new hub of Calgary outside the downtown core. Once the urban community is developed, the area is going to cover over 2.5 million square feet of commercial development including a recreation centre, public library, office and retail space and the future Southeast leg of the LRT.

City of Calgary officials is banking on the promises of the Federal Government that they will contribute nearly $1.6 billion for the construction of the city’s long-awaited LRT Green Light heading all the way from North Pointe down to the community of Seton. The line will be about 50 kilometres long with 27 stations along its route.

Currently, they are working on figuring out how to acquire the required land for the construction where the appropriation alone could cost as much as $100 million. Further studies and reports are still needed to finalize the planning portion of the project, and an exact finish date is not yet announced by anyone at this point.

Auburn Bay

This 900-acre master-planned community will eventually have 6,000 Auburn Bay homes encircling a 43-acre freshwater lake. Cottage-country architecture complete with charming window boxes, shutters, and decorative gable ends, will be reflected in the Auburn Bay home styles.

There will be something for everyone in this green community. Auburn Bay Calgary real estate will be released in phases with choices that include starter homes, move-up, and estate homes by a variety of favourite builders.

New Brighton

Most New Brighton properties were built in or after 2003, giving buyers a nice selection of newer real estate. The designers have chosen a quaint old English architecture theme which is carried throughout the entire community.

Watch for subtle details such as arched entryways, window boxes, carriage-style garage doors and ornamental handles and hinges. New Brighton real estate includes both single family and multi-family homes.

Well cared for tree-lined winding streets lead to an abundance of green space, parks and tot lots. The 6,500 square foot New Brighton Club located on 3 acres is the hub of community activities including meeting rooms, programmed activities for all ages, with a future 4,400 square foot gymnasium with meeting rooms and lockers in the works. Outside, there is a water play area, 2 tennis courts, volleyball and basketball courts, and in the winter, an outdoor rink for ice-skating and hockey.


Southeast Calgary New Construction Homes

Southeast Calgary has a vast amount of options available for home buyers who are seeking new construction single-family homes, townhouses or apartment style condominiums.

The communities of New Brighton and Copperfield are well advanced in their development stage, leaving only a limited amount of new construction homes up for sale in SE Calgary for buyers to choose from in these two neighbourhoods.

The neighbourhood located just south of Copperfield across Stoney Trail is one of Calgary’s most sought-after spots for top new construction real estate. The community embraces two men made lakes with a private island, each to only allows a handful of new homes to be constructed within the gated seclusion.

In addition, developers have pressed ahead with inheriting something great from more established parts of Calgary - there is an abundance of green space for homes to be nestled amongst that is rarely seen in other recently developed communities.

Adjacent to Mahogany on the east-side, Auburn Bay is Southeast Calgary’s top choice for doctors, nurses, and professionals working at the South Health Campus located just south of the community.

Auburn Bay is going to be nearing its completion of developments in the coming years. Most newly built homes that are yet to be constructed are currently under construction in the eastern part of the neighbourhood near 52nd Street.

Some parts of Cranston have been established for more than 26 years now while the southern section of the community is still under development offering some of Calgary’s most luxurious lifestyles.

Homes that are being built at Cranston’s Riverstone are looking over the river valley and are providing spectacular mountain views for the majority of the residents. Southeast Calgary Home Styles

In Southeast Calgary, there is no shortage of quality homes for buyers to choose from. South Calgary is more recognized for its suburban lifestyle where one cannot find any high-rise condominium buildings.

Most apartment style condos in Southeast Calgary are restricted to a maximum of 4 stories height. The majority of the condos can only be found in the newer communities of Auburn Bay, Copperfield, Cranston and in Quarry Park.

Southeast Calgary Townhouses or sometimes also called by buyers as row houses. These types of homes proved to be the perfect choice to transition from a condominium into a single-family home or often it is the perfect solution to buy a townhouse for those who are looking at downsizing or eliminating some of the maintenance responsibilities that for the most part come with owning a house.

Luxury type Villa Style townhouses are becoming more popular as Calgary is experiencing a higher number of retirees. Villa townhouses can sometimes be very limited to find and primarily the communities of McKenzie Towne and Cranston is where a home buyer is going to find Villa style real estate as they are looking for a home in Southeast Calgary.

The entire part of Southeast Calgary is relatively new as the first homes were not built until the early 1990s in the community of Douglasdale. Within a decade, after the year 2000 is when the city started to experience a rapid boom of new homes being constructed in the direction of the south.

Approximately 71 percent of the entire real estate is made up of single-family homes and another 7 percent consists of duplexes. The remaining properties are townhouse (14%) and condominium (8%) style of homes.

In the 1990s Calgary had started to witness a change in the style of homes that buyers had requested to build. Along with the shift, the landscape and the architecture of the new areas have been crafted noticeably differently as fewer bungalows were being built and two-storey homes with convenient front drive-attached garages had started to dominate the construction industry.

By the year 2016, 82 percent of all single-family homes that were selling are two-storey homes in all of Southeast Calgary. The trend of building two-storey homes is even more evident in the new communities towards the suburbs as builders today are constructing over 92% of the homes to be 2-storey types.


Southeast Calgary Luxury Homes

Southeast Calgary Home Prices

In early 2016, average sold home prices (including condos and single-family homes) in Southeast Calgary were $453,923. Once a property is listed on the MLS System for sale, it has taken an average of 49 days to sell. An average sale to list ratio for Southeast Calgary was measured at 97.35 percent or on average buyers had negotiated $15,871 off the advertised asking price.

Newly listed of homes SE Calgary are in high demand, and while it may take a couple of extra days to sell real estate in this part of Calgary, home prices are 5.3 percent higher than real estate in South Calgary. An explanation for this could be that South Calgary has a higher amount of condominiums mixed into its housing inventory and Southeast Calgary contains a much higher amount of newer construction homes for sale.

In the first quarter of 2016, there was a total of 315 single-family homes sold in the area of Southeast Calgary for an average price of $509,330 while in South Calgary, CREB had recorded a total of 396 detached homes were being sold at an average price of $510,138.

There was only a total of 31 apartment style condominiums sold in the first three months of 2016 in Southeast Calgary at an average price of $272,264 of an average size of 904 square feet. While in South Calgary, the average condominium was sold for $244,959 of an average size of 894 sq.ft.

A total of 35 townhouses sold in Southeast Calgary in the first 90 days of 2016. Averaging at a sale price of $322,268 for an averaged sized unit of 1,206 sq.ft. While in South Calgary, Calgary’s Real Estate Board had reported a total of 55 sold townhouses for an average price of 275,392 of an average of 1,119 square feet unit.


Highlights of Southeast Calgary

Offering splendid views, access to public transportation, and moderately priced homes, Southeast Calgary has grown into a desired part of the city. One major draw is that out of the nine lake communities in Calgary; seven are located in the Southeast area of Calgary. Neighbourhoods in this area have been steadily expanding and flourishing since the 1990s, with many different types of homes drawing buyers in.

Most commuters can travel to North and South Calgary via Deerfoot Trail with moderate traffic when compared to other metropolitan centres across Canada. On a typical weekday, it would take just under 60 minutes to reach downtown from this area via the express bus route heading up on Deerfoot Trail or by C-train by taking the bus to SW Calgary first, making it an efficient way of getting around to other parts of the city.

Many Calgarians have faced the reality that the city is mostly designed for commuters with vehicles, and on an average weekday morning, the same travel to downtown Calgary could take anywhere between 20-40 minutes by a car.

Southeast Calgary has seen steady growth over the last few years, often exceeding projections by city planners. Two communities that have grown the most, in particular, Mahogany and Auburn Bay.

Fortunately, there are ways the city is working on accommodating this growth, which is only going to rise with the LRT as mentioned above. The construction of the Green Line LRT is expected to increase the number of residents in the area, as over 200,000 more residents are to be introduced in the area within the next 15-20 years.
