Tuscany Real Estate Information

With the location specifically, it's bounded to the east by Stoney Trail, the south by Bearspaw Dam Road, the west by the community of Lynx Ridge, and the north by Crowchild Trail.

Spanning over 1000 acres total, it has more than enough space to accommodate the 19,465 residents who lived here in 2014. An increase from the previous year, the community is sure to continue thriving well into the future.

Unlike other neighbourhoods in Calgary, Tuscany hasn't been around for long, as it was recently established in 1994. Named after the region of Tuscany, Italy, homeowners were quickly drawn to the area due to the natural amenities, access roads that connect to the highway, and setting that provide views of the Bow River Valley and the Rocky Mountains.

The beautiful homes, which started construction in 1997, made the community even more desirable. There is a wide range of options, from single-family homes and executive homes to apartments, condos, and bungalow villas. There are even some multi-family homes located just west of Tuscany Way.

As the community grew it still remained quiet, serene, and safe, further encouraging more residents to move in. In fact, Tuscany has one of the lowest crime rates in the area, giving investors quite a bit of confidence when moving here.

As of 2013, the total number of homes had grown to nearly 6,500, with all properties featuring unique styles and characteristics based on homeowner preferences. Even the architecture is modern and bright, which means homeowners won't need to make updates for many years to come.

Pricing in Tuscany largely depends on the style of home that is chosen and the location of the lot. For single-family properties, they can range from $300,000 to over $1 million. For condos, they tend to range from $200,000 to $900,000. With such a vast range of prices, it's easy for investors will all budgets to find something to suit their needs in this neighbourhood.


Tuscany Amenities and Highlights

Although Tuscany may be in a more rural location than some of the downtown communities, it has no shortage of amenities in and around it. This includes a small shopping centre along Tuscany Way NW, which features a pharmacy, grocery store, bank, coffee, shop, vet, and ale house. In addition to this, there are big-box retailers sprinkled throughout the neighbourhood, such as Home Depot and Tim Hortons.

When it comes to shopping in other areas, such as Crowfoot Centre off of Nose Hill Drive, there is public transit and bus stops situated throughout Tuscany for those who do not wish to drive.

Education shines brightly in this community, as it's known for having excellent schools. These facilities include Tuscany Elementary, Twelve Mile Coulee School, and St. Basil Catholic School.

For investors who want to live in a connected community, Tuscany features special events such as the community book swap to allow residents to get to know each other in a friendly setting. This has left the neighbourhood with a suburban feel that has amenities that are reminiscent of an urban community.


Tuscany Recreation

Within Tuscany is a 170-acre natural ravine system that is used as an environmental reserve. There's also 250 acres of open and green space, parks, and playgrounds for children. Some of these parks feature ball diamonds, soccer pitches, tennis courts, gazebos, patios, water features, and more for residents to enjoy.

Anyone who loves to take a walk or go for a run, there are a number of pedestrian trails situated throughout the community as well. The neighbourhood also features creeks, a ravine system, and a native archaeological dig site.

Another gem in Tuscany is the 16,000 sq ft recreational facility named the Tuscany Club. This features a skating pond, sporting areas, a 6-acre park, a hockey rink, and many other areas for residents to stay active or get together with their neighbours.

Outside of the community are just as many recreational treasures, Nose Hill Park to the east, the Bow River to the south, and the Lynx Ridge Golf Club immediately to the west. Also in close proximity is the Calgary West Soccer Centre, which is an indoor facility located immediately south of Nose Hill Dr. NW.
