The Community of University Heights
University Heights is blessed with such an excellent location, it's easy to see why Calgarians have been drawn to the area since it was first established in 1963. Although it's a relatively small neighbourhood with a population of just under 3,016 in 2014, it's still a thriving community where investors enjoy strong property values in an exciting and convenient area.
Looking back at the start of University Heights, most of the properties were developed and completed shortly after the time of establishment. The majority of these are condominiums and apartments with some being older and others having been recently built. Named after its close proximity to the University of Calgary, it's easy to see why many students choose to rent in this area. This is why it's such an excellent spot for investors to purchase properties that they can easily rent out and make additional income off of. However, around 35% of other residents are homeowners, so there’s a nice mix of rental properties and homeowner-occupied homes in the area.
Labelled as one of the most dynamic communities in Calgary, University Heights has a lot to offer people from all walks of life. While many students do live here, a lot of professionals who desire close proximity to downtown do as well. And because major roads connect with the community and lead to all other areas of the city, it's perfect for anyone who has to commute to work or play. Close proximity to public transit is an added bonus, with many residents here choosing to use the train or bus instead of owning a car.
University Heights Highlights and Amenities
With the University of Calgary to the immediate north, it's easy for students here to commute to higher education. However, there are two additional schools in the neighbourhood to accommodate younger students. These schools are University Elementary and Sir William Van Horne High. When it comes to health care, Alberta’s Children’s Hospital is just a few minutes away and immediately to the west of the University. Foothills Medical Centre is also just south of 16 Ave NW border of this community, making it easy for residents to take care of any medical needs.
When it comes to visiting downtown, it's as easy as jumping on Crowchild Trail and spending roughly 15 minutes on the road. The other nearby access roads, such as 16 Ave NW, are excellent resources to use for travelling all over the rest of the city. However, for those who want to stay close to home, there are many things to do nearby. This includes the popular Market Mall that has a wide variety of stores, restaurants, and services. North Hill Centre and Northland Mall are two additional options in close proximity, both offering a large selection of big box stores and restaurants for residents to choose from.
Within University Heights itself, there are many additional amenities, including a steakhouse, bar, local restaurants, coffee shop, and boutiques. There are also a couple of religious facilities, including the Foothills Mennonite Church and Polish Catholic Church. Residents here will also find the Stadium Shopping Centre near the south border of the community. This features a bank, grocery store, and other small businesses to make running errands quick and easy.
University Heights Recreation
There are many green spaces sprinkled throughout University Heights, including a meadow area that spreads along 16 Ave NW and a park just south of Utah Dr. NW. The area immediately to the east of the community is also a recreational treasure, starting with the Foothills Athletic Park that's situated in the centre of it. Surrounding this are many other recreational amenities, including the Norma Bush Arena, Foothills Aquatic Centre, The Volleydome, Foothills Stadium, Absolute Baseball Academy, and McMahon Stadium.
When looking to the north of the community, The Olympic Oval is an excellent resource for sporting and athletic activities and the University itself has a variety of sports programs and facilities. In fact, it's home to a skating rink, dance studio, swimming pool, and much more. For golf enthusiasts, the Confederation Golf Course is in close proximity, being only 3.8km to the northeast. The Shaganappi Golf Course is also nearby being only 6.5km to the southeast. Since it's situated next to the Bow River and Edworthy Park, it's an excellent place to spend the day.
