Varsity Real Estate Information

The luxury of so much space means most properties here are situated on large lots and there’s plenty of open space for recreation. Being located on top of a plateau makes the area even better, as it has excellent views of the Olympic Park and the Rocky Mountains for residents to take in every day of the year. Making the location even better is the fact that it's bounded on the west by the Bow River, the north and east by Crowchild Trail, and the south by 32 Ave NW.

Named after the University of Calgary (the British abbreviation for the university is varsity), this community had a population of 12,553 living in approximately 5,423 dwellings in 2014.

The population is divided among the three different areas within the community, with residents choosing where they live largely based on home prices, home styles, and proximity to nearby access points. And although there is a large senior presence here due to the fact that Calgary named it one of the most elder-friendly communities in the city, there’s a lot of cultural diversity as well.

This diversity extends to real estate as well, with homes coming in all shapes, sizes, and price ranges. Varsity Acres features some of the oldest homes, as it was the first area in the community developed in the 60’s.

Varsity Village has developed shortly after and features an English Garden City concept with pedestrian pathways, parks, and ample outdoor space. It’s in this area where buyers will find multi-family homes.

For luxury properties, Varsity Estates shines brightly. It’s solely made up of high-end single-detached dwellings that are situated near parks and open meadows. Prices vary greatly throughout these, with homes in Varsity Estates being the most expensive.


Varsity Highlights and Amenities

There are many shopping options near the community of Varsity, including Northland Village that's 2.5km to the northeast. This shopping centre features big-box retail stores, banks, restaurants, bars, cinemas, and many small businesses.

The shopping area on 53 St NW and Dalhousie Dr. NW is another excellent resource that has sushi, a bookstore, and bars. Also nearby are attractions such as the popular McMahon Stadium and Burns Stadium. With the University of Calgary is situated right next to these facilities, those who live or work at the University enjoy the incredible convenience.

Within Varsity, itself are a number of places to shop, especially at Market Mall that's located at 40 Ave SW and Shaganappi Trail NW. While this is one of the most popular places to shop, there are many more options throughout this large community. This includes clothing stores, grocery stores, gas stations, cafés, tattoo shops, and many other great local spots.

While there are small health care facilities within the neighbourhood as well, the Alberta Children's Hospital and Foothills Medical Centre are both located directly south on the opposite side of 32 Ave NW.

When it comes to education, Varsity is known for having some of the best schools in the city. This includes F. E. Osborne Junior High, Jerry Potts Elementary, Marion Carson Elementary, St. Vincent de Paul Elementary & Junior High, and many more.

There are several churches all around the neighbourhood as well, including Bow Valley Christian. Making this community even more charming is the fact that it's home to a couple of local bed and breakfast cottages, as it's a popular place for out-of-area residents to stay.


Varsity Recreation

There’s no shortage of recreation both in and near this community. However, the 12 parks that are situated throughout it truly are some of the most popular places for residents to spend evenings and weekends.

Varsity Estates Park, which is situated on the east side of the community, is one in particular that has a lot of open green space. Varsity Acres on the north side of the community is popular, as is The Bowmont National Environmental park that's situated along the Bow River on the southwest side of Varsity. This is home to the Bow River Pathway and is connected to the spacious Silver Springs Golf & Country Club as well.

To make it easy to travel to all of these areas, the neighbourhood features pedestrian pathways that wind throughout. Making the community even better is the fact that it has a very active community association and centre.

This keeps residents busy with many outdoor activities such as biking throughout the year. The association also hosts Boy Scouts, Girl Guides, and other group activities for younger children.
